We recently had a loft conversion completed in July 2009 by a local firm which enabled us to gain a fourth bedroom. Plans had previously been submitted and passed by Basildon council but we delayed in having the work done as we were planning to move. However, with the uncertainty within the housing marking market and the economy in general we decided to resubmit the original plans as it was a more viable option.

We hired a local firm (Woodbase Limited) who had undertaken previous work for us and they provided a fantastic service right from the very start through to completion. Throughout the period of the work (approx 7 weeks) the house was always left in a very clean state and there was very little mess considering the scale of the job. The two main lads who oversaw the job were in constant contact with the local council from day 1 and built a good relationship with the building inspectors which prevented a lot of potential problems with the build.

Once the main steel joists were put in place the new bedroom took shape very quickly. The old water tanks were removed from the loft and a new efficient combi-boiler was installed which then allowed the airing cupboard to be removed to make way for the new stair-case. We had four velux windows fitted in total which provided plenty of natural sunlight to both the new bedroom and the top landing and gave us great views from the top of the house. The guys were very clever in fitting these windows from the inside of the roof which meant that scaffolding was not required which again cut down on general inconvenience.

With the help of the builders we made the most of the available storage space under the eaves of the roof. Flooring grade chipboard was installed to create the floor and the underside of the roof was lined with plasterboard. This provided acres of storage that was easy to access by having double doored cupboards built in down both sides of the room. Having so much storage space helps to free up floor space in the new bedroom

The finish of the room with regards to the lighting and plastering was very impressive and again the tradesman who did the work were very helpful and extremely tidy throughout the whole job. Looking back we wished we had converted the loft many years earlier but having waited so long we have ended up with a terrific space which has really improved the house and given us that fourth bedroom that we needed for a growing family.

The main bit of advice that we would give to people thinking of having a loft conversion is once you have selected your builder make sure that you keep constant contact with them and clearly state exactly what you are after as it is very difficult for plans to be changed half way through a build. We found that by discussing what we were after with our builders there was no confusion as to what we required and we are really pleased with the end result.
